Check out our FREE Home Value Report If you’re selling in Northern Idaho, there are four specific phrases to avoid. “Our house is in perfection condition.” Most likely, even if it’s a new construction property, it isn’t! Something will probably be off, so you’re better off not mentioning the condition right away. “I’ve always wanted to fix or renovate.” This might be the bathroom or the kitchen. However, saying this tells a seller you haven’t prioritized fixing up or renovating. It doesn’t send a good message. “I spent a lot of money on the property.” It might be the pond in the backyard or landscaping in the front yard. Understand you won’t always earn the return on these investments. “I won’t accept under ‘x’ amount for my home.” This is the most important, because it makes you appear unreasonable and difficult. It sounds like you won’t negotiate. If you’re working with a Realtor, you shouldn’t have to worry about earning top dollar.
